However, our dedicated team are more than happy to tailor our services to suit your specific needs.

Rent Collection

In addition to the property management services we offer with Let Only, we can take care of collection and monitoring of all rental payments as well as chasing arrears for landlords who don’t wish to deal with the financial side of the tenancy. Included in this service, we also provide detailed monthly accounting statements.

Let Only

If you’d like to retain active involvement with the tenancy but require help and advice on finding the right tenant and complying to current legislation, then this service is best suited to you. It includes:

  • Valuation of the property, advice on presentation and legislation, and marketing and promotion of the property.
  • Arranging and conducting accompanied viewings, negotiating rents, and carrying out full referencing/credit checks on prospective tenants.
  • Arranging safety certificates required to ensure your property is compliant, alongside an inventory/schedule of condition.
  • Issuing documentation to tenants required under the Deregulation Act 2015.
  • Preparing the tenancy agreement and arranging the necessary signatures.
  • Collecting the first month’s rent and collecting and registering the deposit with the Tenancy Deposit Scheme, as well as issuing required deposit certificates.
  • Providing details for the new tenants to set up a standing order for future rental payments.
  • Moving tenants in, taking meter readings and notifying utility companies with new tenant information and readings.

Fully Managed

This is our most popular landlord service, as it provides complete peace of mind through the entire letting process. Our Fully Managed service puts us at your tenant’s prime point of contact, allowing us and our trusted team of qualified tradesmen to deal with any issues regarding your property or tenancy agreement.

Are you up to date with the ever changing legislation? Do you know what to do if your tenants continually pay the rent late? Choose us as your letting agency, we’ll take care of everything from finding the ideal tenant to fit in with your neighbours to fixing that broken boiler. This service includes everything covered in Let Only and rent Collection plus:

 

  • Carrying out inspections after the first 3 months of tenancy and then every 6 months going forward, and reporting findings and any issues.
  • Full repair and maintenance coordination.
  • Payment of contractor invoices from rent.
  • Handling tenant queries and issues throughout the tenancy.
  • Issuing warning letters for any breach of tenancy.
  • Carrying out tenancy renewals and rent reviews.
  • Issuing Section 21 – Notice of Possession.
  • Thorough inventory check and inspection on tenant vacation and agreeing any dilapidations with tenants before releasing their deposit.
  • Resolving any tenancy deposit disputes at the end of the tenancy and referring unresolved disputes to the Tenancy Deposit Scheme.
  • Advice on any pre-marketing works required for re-letting.
