Let Only

If you want help and advice on finding a new tenant and dealing with the legislation that is involved with setting this up but wish to retain active involvement with the tenancy going forward, then this service is best suited for you. It includes:

  • Valuation of the property, advise on presentation and legislation, and marketing and promotion of the property.
  • Arranging and conducting accompanied viewings, negotiating rents, and carrying out full referencing/ credit checks on potential tenants.
  • Arranging safety certificates required to ensure your property is compliant, and an inventory/ schedule of condition
  • Issuing documentation to tenants required under the Deregulation Act 2015.
  • Preparing the tenancy agreement and arranging the necessary signatures.
  • Collecting the first month’s rent and collecting and registering the deposit with the Tenancy Deposit Scheme, as well as issuing required deposit certificates.
  • Providing details for the new tenants to set up a standing order for future rental payments.
  • Moving tenants in, taking meter readings and notifying utility companies with new tenant information and readings.

Rent Collection

If you would like to retain involved in the management and routine inspections of your rental property but don’t want the hassle of dealing with the financial side involving collecting rents and chasing arrears then this service is best fitting for you.

Fully Managed

This is the service that most of our clients choose as it provides complete piece of mind from start to finish. Our fully managed service is designed precisely so you do not have to worry as we will be your tenant’s prime point of contact. Whether is it finding the right tenant to fit in with your lovely neighbours, fixing that dripping tap on a Sunday morning, or dealing with a broken boiler over the Christmas break, we have a trusted team of qualified tradesmen at our beck and call. Are you up to date with all the constantly changing legislation? Do you know what to do if your tenants leave your property in a dreadful state, or if they continually pay the rent late?   • Carrying out inspections after the first 3 month’s of a tenancy and then every 6 month’s going forward, and reporting findings and any issues.
  • Full repair and maintenance coordination
  • Payment of contractor invoices from rent
  • Handling tenants queries and issues throughout the tenancy
  • Issuing warning letters for any breach of tenancy
  • Carrying out tenancy renewals and rent reviews
  • Issuing Section 21 – Notice of Possession
  • Thorough inventory check and inspection on tenant vacation and agreeing any dilapidations with tenants before releasing their deposit.
  • Resolving any tenancy deposit disputes at the end of the tenancy and referring unresolved disputes to the Tenancy Deposit Scheme.
  • Advise on any pre-marketing works required for re-letting.
